FAQ Question: How does your rebate program work? Answer: $500 is based on a $200,000 minimum sale, and will be prorated accordingly. For example a $100,000 sale would receive a rebate of $250. This rebate cannot be used in conjunction with any other rebate or referal program.
Question: How can you afford to pay such large rebates? Answer: I am my own broker. Instead of sharing my commission with a Century 21, Coldwell Banker, Remax, etc. I share it with you.
Question: What is an Exclusive Buyer Agent? Answer: Paradigm Realty Is an Exclusive Buyer Agency. An Exclusive Buyer Agent acts solely on behalf of the Buyer. They work for an office that does not take listings so they never have anything to "sell" you, but instead offer their specialized service, knowledge, and expertise in assisting home buyers. An Exclusive Buyer Agents time is not spent on listings appointments and servicing listings, but focused entirely of finding and showing property. An Exclusive Buyer Agent will take the time to expose a client to thirty, forty or more listings and allow you to decide. An EBA (Exclusive Buyer Agent) cannot "double dip" the commission because an EBA carries no listings and is not tempted to "steer" a client toward more profitable listings. When you call the listing agent, you are the customer, and the seller is the client. That means the listing agent has what is called a "fiduciary responsibility" to behave in the sellers best interest. When you work with an EBA you are the Client, and I work in your best interest.
Question: Do you Require a Buyer Broker Agreement? Answer: No. My Level of service is my contract. If at any time you are unhappy, find a for sale by owner, or are no longer interested, you are free to move on.
Question: What is "double dipping" the commission? Answer: When a seller lists thier property at a 7% commission, the listing agent will offer a 3.5% split to the Buyer's Agent. In the event the listing agent can also bring a buyer to the table, he or she will "double dip" the commission earning the full 7% commission.
